#1 – Exterminate Pests

Insects and pests are very common in some areas, especially in Tamiami, this is why you should schedule an exterminator to come out to your rental property every other month to spray and exterminate any pests that may have showed up since their last visit.

Hiring an exterminator is an important part of preventive maintenance that will keep your tenants happy and also save you the hassle of having to make costly repairs from damages that pests may cause.

#2 – Change Filters in the Rental

Although we use them frequently during the summer months, many people forget to change their HVAC air filter until it’s too late and they are spending more money on energy costs than they should.

Not changing the HVAC filter can also damage the unit and make it work harder to cool or heat your rental property so you shouldn’t think twice about replacing that filter every 90 days along with the replacing the filter on the hood above the stove in your rental.

#3 – Test Smoke Detectors and Carbon Monoxide Detectors

Another important thing to maintain in your Tamiami Rental Property are the smoke detectors and carbon monoxide detectors.

These units should be checked every 90 days to ensure that they are functioning properly and the batteries should also be replaced as well.

After checking your carbon monoxide and smoke detectors, you should also check your fire extinguishers as well. To do this all you need to do is give them a good visual inspection to verify that they look like they are in good condition, are easily accessible and not older than 5 years.
